Furnished mid-term (30+ day) figures assume a furnished unit; short-term/nightly rentals of a detached ADU are restricted under LA's Home-Sharing Ordinance. The increase in property value is an estimate using the income (capitalization) approach — net rental income capitalized at a ~5.5% Los Angeles residential cap rate — not a formal appraisal.
