They're parking 25 of their modular mobile homes on a 2 and a 1/2 acre lot in my neighborhood. It looks like a trailer. Park, it looks like total crap if you want to live in a trailer, put it to trailer park, not in someone's neighborhood, it's going to bring down the property values of the surrounding homes. They're expecting to sell these trailer houses on tiny little lots with a HOA of "not yet determined" in the mid $700.000

If I could I would give this company a 6 start rating. There are a lot of companies that build ADUs and it was not easy to decide which one to use. In addition, a lot of independent contractors now specialize in custom built ADUs and I have seen some of them and they can be impressive. Custom built ADUs are at least 20% more expensive and waaaaaay more of a hassle. For a custom built I would need to hire an architect, an engineer, and a contractor and hope I made the right choices. I would then need to worry if each one was doing their job and coordinationg with each other effecently. I would wonder if the design was cost-effective, if the engineering was excessive making the construction more expensive, if the permits would be processed on time, and hope that the contractor showed up every day and wasn't tied up with other jobs simultaneously. Giving all that headache to Villa was worth a lot. Villa keeps the cost down by building the house in a factory where quality control is meticulous. For conventional construction you need to worry if one of the carpenters was an amateur or hung over. The framing, doors and windows are all plumb, sealed, and square, and the quality of the windows and lighting is superb. They only offer a limited number of floor plans and styles so you can't make a lot of changes to what they offer. However, the architect who came up with these styles and floor plans was an absolute genius and I would be hard pressed to find something a custom ADU better than the ADU they built for me. They have models you can visit where you can see exactly what your ADU will look like and they will show you floor and countertop samples to select from. When my family looked at the model we were convinced we wanted a Villa home and started the process. There is zero pressure to sign up and anytime during the process we could back out at anytime. The last meeting is called the "Authorization To Build" meeting where you decide to put the money down and pull the trigger. Here you meet the big shots at the company;very professional. Before signing they show you exactly what each phase of the construction will cost based on the lowest bid from a few reliable contractors they have worked with in the past. They even show you what their profit margin is! When it is all done you know down to the penny how much you will be paying before you sign up. Part of their policy is to have a Zoom meeting with a project manager every two weeks. At our first meeting I was very suspicious. Our project manager, Caitlyn, appeared to be a 25 year old right out of college who could not possibly have had any construction experience. I am 68 and a semi-retired licensed contractor and I felt very nervous about this, but my fears proved unfounded. I still don't think I would trust her to build a doghouse but as I soon discovered, you don't need to know how to build dog houses to manage a construction project. If she did not know how to build a dog house, she would certainly be able to find a team of the best dog house builders in the Bay Area. In between Zoom meetings if I had a concern I would write to her and I would usually hear back that day. Her sensitivity to our needs was excellent and it was obvious this was a priority. The other person we kept in contact with was the Construction Manager Roberto. He was just as conscientious as the Project Manager. He told me he had left another company a few months previously to come and work for Villa because he saw Villa was focused on customer service rather than making a buck. This certainly was his attitude and it made our experience more than positive. My wife and I could not be more pleased and if you are looking for an ADU or even a house I would not think twice before contacting Villa. It might be that Caitlyn and Roberto were the magic so if you can get them to be part of your project you can't go wrong.

Villa built an ADU for me in Danville. The staff is quick to respond and are very helpful and patient, understanding I am new to home building. I would say the quality of work and product is good. I was very apprehensive at the beginning but they gained my trust and confidence in them as project progressed and completed. I would hire them again to build another ADU for me.
